8. Is this a scam?
No. This is a financial education seminar and Cashflow game. The game uses play money. However, if your mindset is "scam" - unfortunately this is not the place to go - you won't find any.

The goal of Think Rich Pinoy is to create wealth --using whatever legal means-though primarily through real estate - because that's the safest way to go. You will not be required to buy property from Think Rich Pinoy people (at any given time we actually have only a handful available properties and we don't get investors just because they have

Commuting:
Go down at the UN Avenue LRT station, walk towards the Manila Bay with Manila Doctor's Hospital on your right.

Yes, it's ironic but that's where the Think Rich Pinoy event is held. Enter Philamlife entrance (not the casino).
Just tell the guard "Think Rich Pinoy" and you'll be pointed to a training room just beside the nice outdoor chapel in a garden is located - so it isn't really ironic. Just fitting.

Toilets would be opposite the direction of the training room.

Car
If you have a car, the parking is on the back of the building. You'll have to take the other street parallel to UN Avenue, that's Padre Faura (from Taft in the direction going to Robinson's Place Mall Faura
Wing) and turn right at M Orosa, so you can reach the Philam Parking (w/c would be to your right.)

I've met Bo Sanchez' financial mentor



I had the pleasure of meeting Joen De Las Penas, a financial planner, here in Dubai. He was on his way to Greece, but dropped by in Dubai to give a talk about personal financial literacy, debt management and how we can apply what we learn here and now.

Lesson I learned from his talk:

1) In life, it's either we die too soon or we live to long. It's not a matter of if, but its matter of when. Either way, we have to be financially ready.

2) By statistics, 6% of the wealthy people on earth are composed of athletes, artists and corporate executives. The rest of the 94% are all businessmen and businesswomen.

Joen will be back in Dubai on October 6, 2009. He will give one last talk for Filipinos on financial literary and how to get out of debt.

Save The Right Way, Not The Wrong Way

We met at a most unlikely place – inside an airplane. I was bumped up to business class and he was seated right beside me. Since then, Jose Enrique (Joen) de las PeƱas became my mentor in investing.

Joen has a mission: to change the adage that "the rich get richer and the poor get poorer." He believes that "the average person, even the poor, has an equal chance to become wealthy if given the right information."

Joen certainly knows what he's talking about. He is a registered financial planner and has more than 12 years of financial management experience. He sits as the president and chairman of the board of International Marketing Group (IMG) Insurance Brokers Corporation.

Joen is certainly one guy I learn so much from every time I talk to him.

Bo: I still remember your dialogue. You said, "I like your book." I think you read Simplify and Create Abundance. And then you said, "Can I share some more to you?" In other words, you were trying to say, "You still lack some knowledge." But I truly appreciate all the financial knowledge that you have shared with me all these years.

Joen: That's true. I read a lot of your books. It's always been my dream to meet you so I could tell you a bit more about financial services, about the mission that we do. I know that you can help spread what we know, so it was a good chance to let you know all the things that we know.

Bo: Can you share with us this mission, this crusade in your heart that's been driving you for the past 10 years?

Joen: It's about the statement "the rich get richer and the poor get poorer." Our mission is to change that. The rich get richer, it's good. But the average person also has the right to become wealthy and I know that with the right information, he will have the same opportunity as the wealthy people.

Bo: That's wonderful. So the rich, yeah, they can get richer, so long as they share their riches. But you're saying now that the average person can become rich as well.

Joen: Yes, if the average person understands what the wealthy people are doing, if he understands the right financial vehicles, then there is no reason to be poor. Sadly, the average person focuses on different things while the wealthy people focus on how to become wealthy and successful.

Bo: Can you give some specifics?

Joen: If I ask the average person, "What is the rate of return on your savings?" most of the time he does not know. But ask him about the rate of return on his debt, he'd know. It's always at the back of his mind. But the wealthy people – they know the rate of return on their savings, when it will double, how much their money will be in so-and-so years.

Bo: You know, just yesterday I went to my bank and they gave me this leaflet on new interest rate. I was so shocked – it was 0.75% for a year! I thought it was at least 1%.

Joen: And that's still gross. You still have to deduct 20% withholding tax. What a lot of people do not understand is this: that the bank is a good vehicle for business; but for your own personal savings, there are lots of other financial vehicles that you can use.

Most people think that by saving they're already doing something right. But the fact is, you could save the right way and save the wrong way. And saving the wrong way, at the end of the day, will not change anything.

Bo: That's a very important point. You know, Joen, my role is to give people the capacity to have a vision. I give them the capacity to dream. I remove their limiting beliefs – that I can't do it, that I'm poor. So you're absolutely right. People don't have a vision of doubling their money.

Joen: A lot of people are like that – they do not understand that with a meager rate of return on their savings, they will never have a chance to become wealthy. But I can show you a way that, even if you save P20,000 for six years with a total of P120,000, over the years as it compounds, it can be P9.5 million.

Bo: Wow. So you're saying, Joen, that if the average Filipino can save P1000 or P2000 a month, they can become a millionaire over time? But they need to know how to save, where to save.

Joen: Yes and at the same time they should have a vision where their money is going and how exactly their money can grow. All of us work hard for the money. But eventually if we know how to handle money, money can actually work for us. We can be the boss of our money and not the other way around.

Bo: OK, you're saying, don't put it in a bank, use the bank for business as loans, maybe business loans. But tell us, what vehicles are you talking about that can make one a millionaire over time?

Joen: One of the widely used financial vehicles right now, even is the US and Europe, is the mutual fund. In a mutual fund, your small amount of money becomes part of a very big fund. If that fund earns 12% or higher, whatever savings you have there will have an equal rate of return as the whole fund. Many people think that the mutual fund is for the wealthy. But in fact it was created for the average persons to earn equally with the wealthy people.

I look at a lot of Filipinos and they're very focused on how to make money but that's only 50% of the equation. The other 50% is learning how to let their money go back to them much faster.

The fund is spread correctly and all that the fund manager does is to think how to let the fund grow. And because of regulation, it's a very safe vehicle.

Bo: I'm sure we could go on and talking about this wonderful topic. One last thing before we end. You said that in the US, 20% of the people there put their long-term savings in the bank, but 70 or 80% put their money in mutual funds already. In the Philippines, it's the opposite. Not even 1% of our people invest their money in mutual funds. And so you have a long way to go.

Joen: Yes, there are a lot of things to be done. But I believed that with the right information we can actually become like the US and there will be more money in mutual funds compared to the regular savings in the bank.

Meeting my Idols

I had the pleasure of being part of the Think Rich Pinoy! Wealth Seminar last August 1, and meet Larry Gamboa, author of the Think Rich Pinoy book. It was a fun experience, especially that I’m with my friends and future business partners (Morris, Ate Lora, Gina, Ailene, Leah and other co-members of the http://www.grasshopper.ning.com/) in Real Estate.

As one of the speakers, Bo Sanchez was exceptional in inspiring us be truly rich to be able to help others. He stressed that we should be abundant so we can share our blessings with others. As usual, his humorous preaching kept everyone awake and glued to his talk.

What I am most excited is Larry Gamboa’s part of the seminar. He explained to us the basics of real estate investing (i.e. foreclosed properties). Since there is more to learn, he emphasized the need to research more and if possible, have a real estate mentor.

Let me share with you my top 3 experiences during the seminar:

1) Have your book signed and your picture taken from the authors –

I realized that there’s more to a book that meets the eye! Meeting the authors in person and listening to what they have to say is a better way of learning. I admit that I was star-strucked when I saw Bo Sanchez and Larry Gamboa. They are both best selling authors. The former focused on being truly rich and the latter on real estate as a wealth vehicle.

Lesson 1: Have your booked signed by the author!
2) Play Robert Kiyosaki’s Cashflow 101

I love playing cashflow 101 with different persons whom I just met. This way, another person brings new perspective to the lesson of financial literacy.

I learned from Ronald Cagape that playing cashflow for 1 hour is equivalent to 10 years in real life. He also explained that for the 1st few small deals, it's better to acquire assets on your own, rather than to share them with others, as this would give more personal satisfaction when you succeed.

3) Surround yourself with people who thinks the way you do

While in the seminar, I realized that I’m in a room full of people who are willing and committed to achieve financial freedom. This is a breather from those times when I’m with others who are always negative and wants to stay on their jobs for security throughout their lives.

I have exchanged emails and contact numbers with some of my fellow participants to stay in touch and exchange ideas on financial education.

Remember that I got star-strucked when I saw Bo and Larry? Well, I got over it and actually approached them for a small chat and have my picture taken with them!


Lesson 3: Surround yourself with positive people!

Some of my friends are also interested in the seminar but was not able to attend it last August. Good thing there is another seminar coming this November.
I consider attending this seminar as my initial investment into my real estate venture!

Things I learned from being a banker on Robert Kiyosaki's Cashflow 101

For the first three times that I played cashflow 101, I have been a solo player among a group of 4 to 5 players. At first, I had the fear of "losing" in the game, so I researched so much about how to play so I wouldn't fail. As expected though, I was not able to get out of the rat race because I was analyzing everything to the detail so I'm sure I'm doing the right thing in choosing my investments. The downside was, we all lost valuable time in the game and my passive income was less than my expenses (my profession was a Pilot).

So when I decided to bring the game in Davao City, I opted to become the banker so that many others can be a part of the game. I'm very happy to have met people who are enthusiastic about playing and I learned so much from them.

Special mention to: Ate Lora, Morris, Mariel, Rhyian, JM, PJ, Joy, Manya, Rommel and wife Tess, Frician and mom Ging.


Here are the things I learned from being a Banker and moderator of the game:

1) I never ran out of money - because I am holding ALL the money. As Bo Sanchez said, we have to enlarge our psychological wallet - that is, the amount of money we can handle without being overwhelmed (and spend it all in luxuries). Some of the attendees were a part of Bo Sanchez' Truly Rich Club.

As the banker, there were times that I give the players more money or less money but they were honest enough to ask or give back the amount that is right. Later I realized that when I already have my real business, I should be more careful in handling money because I might lose some of it if I’m not careful.

2) Players play faster when they are pressured by time. During the first game on July 29, when I announced that there is on 30 minutes remaining in the game, everyone negotiated, bought assets, paid off their debts all together at once! I think this is the time when everyone were on their feet and wished they had done more investing earlier rather than catching up.

In the real world, they say that the best time to invest and increase financial knowledge is NOW – regardless of your age.

3) Play in pairs. When I attended the Think Rich Pinoy seminar, the cashflow moderator, Ronald Cagape said that spouses/partners can play as one. That way, once they apply what they have learned in the game to real life, they know how to decide together and reach a conclusion as one. In the August 9 game, two players played as pairs – Rommel and wife Tess and Frician and Mom Ging.


When I asked them how they felt, here’s what they shared:

Frician – She is more sure of her decision because her mom approved of it.
Rommel – Both agreed on their decisions and that would minimize or eliminate pointing figures against one another if ever something goes wrong in the future.

All of the players thank me for bringing the game to them. But the truth is, I am more thankful to all of them for being present on the game. I like surrounding myself with individuals who wanted to be financially independent.
